Properties we maintain
Grounds care for sites that are judged from the parking lot
Tenants, residents and customers form an opinion before they reach the door. We set the scope and visit schedule around how each property is used.
- 01
Industrial & distribution
Large turf areas, truck courts and fence lines, mowed and cleaned around dock traffic and shift changes.
- 02
Office & corporate campuses
Entrances, courtyards and beds kept sharp, with work timed so crews are not in the way of staff and visitors.
- 03
Retail centers
Clean frontage, clear sightlines at drive entries, and litter pickup so the center looks open for business.
- 04
HOAs & communities
Entry monuments, common areas and seasonal color, on a schedule the board can see.
- 05
Multifamily
Grounds that help with leasing: tidy beds, edged walks and a property that looks cared for at every tour.

Commercial services
One crew for the whole property, not just the mowing
Most properties need more than a weekly cut. We handle the routine work, the irrigation and the upgrades, so you are not managing three vendors.

Every scheduled visit
What a visit covers, written down before we start
Frequency is set per property. Houston turf grows most of the year, so busy sites usually need more visits in summer than in winter. The checklist stays the same.
- Mow all turf areas
- Edge walks, curbs and beds
- String-trim fence lines and obstacles
- Blow off walks, entries and parking areas
- Pick up litter and debris
- Weed and tidy planted beds
- Prune shrubs and keep sightlines clear
- Look over irrigation for leaks and broken heads
After the visit
You get a photo report of the work. Anything that needs attention, such as a broken head, a dying shrub or storm damage, is flagged with a photo and a price before we touch it.

Questions
What property managers ask us first
Are you insured, and can you send a COI?
Yes. Tierra Landscaping is fully insured, and we send a certificate of insurance during vendor onboarding or any time you ask.
Can you handle more than one property?
Yes. We service multi-site accounts on one schedule, with the same visit checklist and photo reports at every location.
How will I know the work was done?
You get a photo report after every scheduled visit. Issues we find, like irrigation leaks or dead plants, are sent with a photo and a price for approval.
Do you repair irrigation?
Yes. We inspect zones, fix broken heads and leaks, and adjust controllers. Larger repairs are quoted before we start.
How do I get a proposal?
Request a property assessment or call (713) 960-2608. We walk the site, then send a written scope with visit frequency and pricing.
Request a commercial proposal
Tell us about the property. We will walk it and send a written scope.
